Assignment 8: Sarah Kurtz



I observed the residential row townhouses at LaVista Walk The Reserve, off of LaVista Road. The entire complex consists of townhouses which are for residential sale, apartments for rent, shops below the apartments, and a four-story parking deck behind the apartments. LaVista Walk advertises itself as a place where all the conveniences of urban living can be acquired. The complex is minutes from Buckhead, Midtown, and the Lindbergh MARTA station.

The shops, located at street level, allow for the residences to never have to go more than a block away from home. LaVista Walk is comprised of businesses such as a coffee shop, gym, and nail salon. Across the street are restaurants, the Tara, and Publix.

The townhouses are modern with alternating dark and light brick facades to distinguish between each unit. The first phase of homes appears more contemporary with flat roofs, recessed entries, and smooth surfaces around window openings. The second phase of homes still maintains the modern theme, with traditional federal style elements such as gabled roofs, portico entries, and detailing around window openings. In the back of the homes, at street level, is available garage parking and trash pickup. Because of the design, size, and location of the townhouses, I feel they are intended for single and two person families; probably middle aged residences.

LaVista Walk is heavily covered in signage. There are “Now Leasing” banners hung from the roofs of the apartments. In front of the townhomes are multiple developer signs reading “Upscale Townhomes from the Mid $200” with “Pre-Sale Incentives!” A $7,500 buyer bonus is also advertised on most of the residential signs.
